Saadat Keshavjee founded Amhurst Property Management in 1982, following a career in real estate development.

Amhurst remains one of the few family-owned property management companies specializing in the Calgary market and the only one specializing in independent landlords.

Saadat is an accredited instructor and teaches courses for property managers, condominium managers, real estate specialists, and investors. Mount Royal University gave him its Distinguished Faculty Award. He works closely with the Calgary Residential Rental Association, the Real Estate Institute of Canada (REIC) and the Institute of Real Estate Management (IREM) of the USA.

In 2019 the Real Estate Institute of Canada gave Saadat the REIC Emeritus award, its highest honour.

Saadat has lived and studied on three continents, which helps him understand the needs of his overseas clients.

Khalid Keshavjee has been passionate about real estate and property management his entire life. As a child, he spent his sunny Saturday afternoons touring houses and running through commercial bays with the promise of ice cream as a reward. Today, he is a Licensed Real Estate Associate Broker and Director of Operations with Amhurst Property Management in Calgary, Canada. Having been in this role since 2017, he oversees the management of a diverse portfolio of single and multi-family units as well as commercial and industrial space.

He is also pursuing his Certified Property Management (CPM) designation through the Institute of Real Estate Management’s (IREM) Next-Gen CPM Program and will be the first Canadian to complete this program.

A “people person,” Khalid takes a very hands-on approach to his work, enjoying helping clients achieve their real estate goals. Whether it is the purchase of an investment, showing the property to prospective tenants, or handling repairs, both large and small, he loves to be right in the thick of it.

A graduate of Queen’s University, Khalid studied political science and spent a year studying governance and economics in Rabat, Morocco. Following his graduation, he spent time in Kenya working in real estate development for a group building a beachfront healing resort on the Indian Ocean. Working on both the property development and the business analysis fronts, he helped get the project off the ground prior to returning home to Canada to join Amhurst. In his spare time, Khalid is a contributor for The Win Column, a Calgary Flames hockey blog, and runs a high school leadership program through Rotary International called RYLA. When not doing that, he can be found in the Rocky Mountains, hiking in the summer and skiing in the winter.

Are you licensed, bonded and insured?

Yes, property management companies must be licensed and bonded through RECA, the Real Estate Council of Alberta. The law requires us to comply with strict financial regulations and governance requirements, for which we are audited annually.

How quickly do you respond to tenant calls?

We strive to provide the best possible service. It’s our goal to reply to tenant calls on the same business day. We have an after-hours number for emergencies.

Do you have a 24/7 response service, and who pays for emergency calls?

Yes, we do have a 24-hour emergency call line, and it is answered by a live person, not a machine. This service is included in your management fees.

Do you provide property insurance if needed?

Yes, we have a good master policy. Please contact us if you would like to learn more.

Do you provide monthly operating statements?

Yes, monthly operating statements are sent out promptly on the tenth business day after month-end, together with copies of all invoices.

What is your track record in retaining tenants?

All our tenants have fixed-term tenancies (a lease) as opposed to month-to-month. Our average tenancy is 3.4years, well above the industry average. Our longest-term tenant has been with us for 23 years, so we think we must be doing something right.

Why do you require tenants to sign leases?

Leases provide stability, which makes good economic sense for the property owner. Moves create greater wear and tear on a property. After a lease term is up, we are open to shorter-term agreements for established tenants under certain circumstances.

How do you select tenants?

We are very diligent in our tenant selection process. We conduct credit checks, employer verifications and landlord references. We only select tenants that we think will succeed and have no hesitation in rejecting applications that aren’t a good fit.

What is the leasing fee?

We charge a leasing fee when a property requires a new tenant. This offsets the cost of processing the application credit checks, employer verifications and landlord references to verify the suitability of the tenant.

How do you select your clients?

We meet and talk with all prospective clients to determine their objectives. If their objectives align with our management style and philosophy, and we are able to provide real value to them, we will have a positive match and a successful outcome. If not, we advise prospective clients to seek alternate sources. We are scientific in our processes. Our success rate is extremely high because, in partnership with our clients, we are able to determine realistic objectives.

Do you have a good connection with reliable and cost-effective tradespeople?

Yes, we pride ourselves on being a good employer and have engaged many reliable, fair and diligent tradespeople for many years. Our tradespeople are often our best ambassadors because their quality work and professional manner help strengthen relationships with tenants and owners alike.

Do you conduct property inspections?

Yes, although we think of them as relationship-building outreach. We call them annual tenant visits, and they allow us to not only assess the current state of the property but get to know our tenants and their needs. We conduct these at no charge to the client.
